This is a firm limit, and includes children of any age, as well as overnight stays of occupants of any age, even for one night only. No smoking anywhere on the property—inside or outside No pets Rates: Following rates do not include applicable taxes. See letter below for further information and NJ Tax Code attached. Rates, which include end-of-rental cleaning, are as follows: Last two weeks of June & first two weeks of September: $1,300 per week In season: July through August: $1,500 per week Off season: Third week of September through first two weeks of June: $1,100 per week Dear Seasonal Renter, Since we offer our beach house in New Jersey for rent on a seasonal basis, we’re obliged to inform you that the State of New Jersey has imposed new taxes on privately-placed rentals like ours, effective October 1, 2018. We've attached a file with a summary description from New Jersey. As we read the summary, the rent you pay us will be subject to: • 6.625% State of New Jersey sales tax; • 5% State of New Jersey Occupancy Fee There's also provision for further local municipal tax(es) to be applied -- in our case that would be by West Cape May. However, we've so far received no indication of an additional tax levied by West Cape May. As private owners and non-New Jersey residents, we received no notice that these taxes were being levied until after the fact. We had no opportunity to assess or debate these levies. Once we were notified, it took us a couple months to familiarize with the details, and make sure we had the tax provisions straight, so we could inform renters or prospective renters. However even now, we can't rule out further clarifications from NJ. We can assure you that every single property in New Jersey, listed on any website, is by definition subject to these taxes. Whether owners are explicit about it or not, all listed properties are subject if they're in New Jersey. So, these new taxes can't be circumvented by shopping around for another New Jersey rental on another website or through any similar means. An exception is that if you instead rent through a New Jersey realtor, these taxes don't apply. But of course, that would trigger realtor commissions and fees, so no significant savings can be had that way. We regret having to assess these taxes on your patronage. We have never once raised our core rent, nor do we have plans to now. But unfortunately, the State of New Jersey never saw an opportunity to tax it didn't like, even taxes like these, which in the end serve to discourage seasonal tourism so important to the State's fiscal health. We're forced by law to collect them. If and when you execute a lease with us, we intend to assess these taxes on your final payment. Normally, we collect rent in -2- increments -- initially to reserve the date, and later for the final payment (30 days ahead of your visit date). On occasion we may book a rental with scant time left before the rental date – in that case we’ll include taxes on the single rent payment due. Of course, no tax is applied to the security deposit. Here’s a sample tax calculation, based on a typical core season total rent amount of $1500.00: $1,500.00 total rent, plus $99.38 (NJ sales tax at 6.625%), plus $75.00 (NJ Occupancy Fee at 5%) = Total $174.38 Assuming assessed as part of the 2nd rent payment: $750.00 rent + $174.38 NJ tax = $924.38 final payment This calculation will of course vary depending on the core rate and lease duration. We’ll furnish the calculation that applies to you when we assess the tax. And, feel free to contact us at any time for that, or for any questions or thoughts you may have.
